Granite Canyon Partners (GCP) is managed by two experienced commercial real estate investment professionals, Jay Klug and Paul Kang.

Based in Washington, DC (HQ) with a satellite office in Durham, NC, GCP is focused on acquiring retail, industrial/flex, and mixed-use properties across the country with a focus on value-add and opportunistic transactions in the $15-$50M total valuation range.

GCP is focused on building a portfolio of durable cash flow with downside protection while delivering exceptional value to our investors.

Jay Klug
Managing Partner

Concurrent with founding GCP in December, 2019, Jay Klug served as Executive Vice President of Retail at JBG Smith, a publicly traded (NYSE) REIT based in Chevy Chase, MD. While at JBGS, Jay oversaw all retail investment activities at the public REIT and legacy private equity fund investments of The JBG Companies.

Jay has over 20 years of real estate experience with acquisitions, dispositions, development, financing, leasing and third-party joint ventures. Prior to joining The JBG Companies, now JBG Smith, Jay had a previous tenure with a JBG-affiliate, JBG Rosenfeld Retail (JBGR), where he served as a Principal. Prior to joining JBGR, Jay held positions in the Federal Government including the Environmental Protection Agency and the U.S. Senate Agriculture Committee. He is an active member of International Council of Shopping Centers (ICSC), a full member of Urban Land Institute (ULI) and an alumnus of the 2011-2012 Class of ULI Washington's Regional Land Use Leadership Institute. Mr. Klug is a founding Board Member of the Tysons Partnership and serves on the Board of DC Developing Families Center in NE, D.C. and the Real Estate Task force for the Sidwell Friends School.

Jay holds degrees in Chemistry and Environmental Science from Duke University and an M.B.A. from Harvard Business School.

Jay grew up on a corn and soybean farm in Southeastern Iowa, that his family continues to own and operate (the farm has been in his family for over 175 years). He is married to Jamie Hechinger and together they have two children, ages 13 and 11. Jamie and Jay currently live in NW, Washington, D.C.

Paul Kang
Managing Partner

Prior to joining Granite Canyon Partners as Managing Partner, Paul Kang served as Vice President of Acquisitions at Continental Realty Corporation, a privately held real estate investment and management company based in Baltimore, MD. During his nearly 10 years at CRC, Paul was responsible for building the acquisitions platform and headed up commercial acquisitions and dispositions across the mid-Atlantic and Southeast regions.

Paul has over 15 years of real estate experience with acquisitions, dispositions, leasing, asset management, and financing. Throughout his career, Paul has worked on transactions in excess of $1B across multiple asset types and geographic locations. Prior to his role at Continental Realty Corporation, Paul held various positions on the sell side at First Capital Realty, CBRE, and the Greenwich Group International. Paul is an active member of International Council of Shopping Centers (ICSC) and Urban Land Institute (ULI).

Paul holds a degree in Economics from the University of Michigan.

Paul grew up in St. Louis, Missouri and currently resides in Wilton, Connecticut with his wife and two children, ages 8 and 6.


Jake joined Granite Canyon Partners in 2021 after spending 13 years at Aldi Inc, the nation’s leading discount grocer. He has 5 years’ experience in store operations, managing a portfolio of stores in the Washington DC Market. For the past 8 years he served as the Real Estate Director responsible for new store expansion in Washington DC, Maryland, and Virginia.  

His experience covers the full Real Estate lifecycle from site selection, contract negotiation, entitlement procurement, and construction oversight. He successfully expanded the Aldi presence in the Washington DC market by opening 24 new stores, penetrating areas of the market where Aldi previously had no presence. During his time as Real Estate Director, Jake put several complicated mixed-use projects under contract in Washington DC and Northern Virginia. Jake brings a unique insight into the highly competitive grocery industry.

Jake holds a degree in Operations Management from the Robert H Smith School of Business at the University of Maryland.

He grew up in Silver Spring, Maryland, and lives just down the road from his childhood home, with his wife Alicia and four daughters Audrey, Lila, and twins Rosa and Marie.

Angelo Alexander
Partner

Angelo has built his real estate career focusing on retail across standalone shopping centers and mixed-use residential and office buildings, with a passion for balancing detailed financial analysis and placemaking. Prior to joining GCP, Angelo spent 12 years at JBG Smith (formerly The JBG Companies and JBG Rosenfeld Retail), where he was most recently a Vice President of Retail Asset Management responsible for operating and newly-delivered retail in mixed-use assets in JBGS' transformational National Landing neighborhood. His "head-to-tail" experience over his JBGS career spread across investment analysis, acquisitions, development, asset management, and leasing & placemaking - allowing him to appreciate how all these components fit into the life cycle of an investment.

His memorable projects while at JBGS included managing the opening of National Landing's Central District mixed-use project with 100K SF of destination retail anchored by Alamo Drafthouse and Amazon Fresh; developing the best-in-class 260K SF King of Prussia lifestyle shopping center outside of Philadelphia, entitling the iconic West Half multifamily project in DC's Ballpark neighborhood; and organizing with Jay the 11-member Retail Leasing & Design department after JBGS' transition to a public REIT.

Prior to joining JBGS, Angelo started his career at the IMF focusing on international economics for 4 years before having a "eureka!" moment about real estate as a career. Nevertheless, his time at the IMF launched his love for Excel. Angelo earned his degree in Economics from the University of Chicago.

Angelo lives in Adams Morgan with his partner, Michael, and their Bernedoodle Cashel, who is a minor celebrity in the neighborhood.


Chris Monroe
Partner

Chris joins Granite Canyon Partners after spending 11 years as a professional athlete and 8 years as a business development leader with extensive experience in revenue generation, relationship management, creative sales and marketing training at George Washington University.

He has over 15 years of real estate investment and management experience as an investor focusing on acquisitions, asset management and value-add repositions.

Chris currently manages a portfolio of residential and commercial assets in the Washington, DC and Florida markets.

Chris holds degrees in Sociology from George Washington University; M.S., George Washington School of Business. He grew up in Hyattsville, Maryland, and currently lives in Silver Spring, Maryland, with his family.
